Alpha Edge Construction serves public agencies, institutional clients, and property management portfolios throughout Pierce, King, and Thurston Counties — and travels for public works contracts across the greater Northwest. With years of experience in the region, we understand the permitting environments, inspection expectations, and weather realities that shape construction in the Pacific Northwest. Across all three counties the constant is procurement. Agencies here mostly award facility work through small works rosters rather than full formal bid, so we maintain active registration and respond to the quote requests that come through them. Thresholds and vendor requirements differ by jurisdiction — Pierce County publishes its own contracting and vendor requirements, and each city layers its own on top — but the underlying compliance stack is the same everywhere: license, bond, insurance, prevailing wage, and certified payroll. Tacoma

Our home base. Commercial tenant improvements, municipal facility work, and property management turn services across the city and greater Pierce County. Being headquartered here means a Tacoma job rarely carries a mobilization charge and a crew can be on site the same week for punch work or an emergency turn. We work regularly with city permitting and inspection staff, which matters most on tenant improvement work where a fire-rated assembly or an active life-safety device is in play and the inspection sequence sets the schedule. Most of our occupied-facility experience, across healthcare, office, and property-managed buildings, was built on Tacoma and Lakewood work.

Puyallup, Washington

Puyallup

Public works and event facility experience including large-scale work at the Washington State Fair grounds and Event Center. That is an unusual environment to build in: hard event deadlines, public access that cannot be interrupted, and a compressed off-season window for anything structural. Work there taught us to schedule backward from an immovable date rather than forward from a notice to proceed. We also handle municipal facility and tenant improvement work through the Puyallup and Sumner corridor, plus turn work for property managers running residential portfolios in the valley.

Olympia, Washington

Olympia

State agency and institutional facility work throughout Thurston County and the capital region. Capital-region work carries its own procedural weight: prevailing wage intents and affidavits, certified payroll, and diversity reporting are filed on essentially every award, and a missed filing can hold up payment long after the work is done. Thurston County projects also tend to involve older public buildings where lead-safe RRP procedures apply, so we scope testing and containment into the proposal rather than discovering it mid-project.

Auburn

Auburn is where a good share of our municipal portfolio sits. We built a new enclosed office inside an occupied Annex building, including insulated wall assemblies, a fire-rated interior window adjacent to an active life-safety device, custom paint match, and full tenant improvement permitting. We also completed a multi-phase clubhouse renovation at a public golf course covering corridor door replacement, fire-rated access panels, and structural door frame work under full prevailing wage compliance. Both were delivered around a building that stayed open to the public the entire time. Both are described in our project history.

Renton and the King County Corridor

Renton and the surrounding King County cities are core territory for our property management and tenant improvement work. Multi-property turn programs here often run across several buildings at once, so we batch scheduling by geography and hold to standing itemized rates rather than repricing every unit from scratch. On pre-1978 buildings, common across the older Renton and Kent housing stock, work is performed under EPA RRP lead-safe procedures with the testing records and documentation the property owner needs on file.
