Most of this work comes through the MRSC Small Works Roster, which lets an agency award small works and limited public works contracts without a full formal bid cycle — typically the fastest route to getting a facility project started. We price to the applicable L&I prevailing wage rates from the outset rather than discovering the delta at certified payroll, and we carry the bonding capacity to handle multi-phase work without a funding gap between phases. Our certifications and qualifications cover the documentation most bid packages ask for, and recent awards are visible in our project history.

Property Management & Tenant Improvement
Alpha Edge has built a reputation with property management companies across the South Sound for dependable, well-documented maintenance and turn work — the kind that keeps units on schedule for re-lease and portfolios running smoothly. Turn work lives or dies on scheduling, so we hold standing itemized rate agreements with repeat portfolios and batch multiple properties into a single mobilization where geography allows, which keeps per-unit cost predictable across a quarter instead of varying job to job. On pre-1978 buildings we work under EPA RRP lead-safe certification, which matters because an uncertified contractor disturbing lead paint exposes the property owner to liability, not just the contractor.
